Broken windows — what to do first

If you've got a broken window right now, the priority order is: 1) make sure no one steps on glass shards, 2) if it's an external window, board it up so the property is secure and dry overnight, 3) call me to organise replacement glass.

I do emergency boarding across Suffolk — I'll come out the same day where possible, fit a temporary OSB or marine-ply panel over the opening with proper screw fixings into the surviving frame, and book the glass replacement for as soon as the new pane is cut and ready (usually 2-5 working days for standard glass, longer for sealed double glazing units which are made to order).

Sealed double glazing units — mist and replacement

Misted double glazing is one of the most common Suffolk glass calls. The black or white spacer bar between the two panes contains a desiccant that absorbs moisture — when the perimeter seal of the unit fails, moisture starts getting in and condensing between the panes, looking like a permanent fog that no amount of cleaning will remove.

The good news is the unit can be replaced without replacing the whole window frame. The glazier measures the existing unit (or removes it for accurate measurement), orders a like-for-like replacement, and the new unit is fitted into the existing frame using the same beadwork. Cost is typically £80-£200 per unit depending on size, against £400-£800 for a whole new window of the same size.

Worth doing if you've got 2-3 misted units in a property — less worth doing if every window in the house has gone, in which case full window replacement may be more cost-effective.

Leaded lights and decorative glazing

Suffolk has a lot of properties with leaded light windows — the diamond-pattern or rectangular-pattern small panes set into lead came. These are particularly common in 1920s-1950s suburban housing and in older cottages. They're beautiful when they're in good condition; tired and saggy when they're not.

Repairs to leaded lights are a specialist skill — releading individual sections, replacing broken quarries, repairing sagging panels by re-soldering joints. I work with a Suffolk-based leaded light specialist for any genuine restoration work and handle the framework and weatherproofing side directly. For replicating original leaded patterns in modern energy-efficient sealed units, the same specialist supplies units with internal leadwork patterns that look authentic from the outside.

Splashbacks, mirrors and bespoke glazing

Beyond window glass, glazing covers a lot of useful interior applications: kitchen splashbacks (in toughened painted glass, available in any colour and easy to clean), bathroom mirrors cut to size, shower screens (toughened safety glass to current building regs), glass shelving, glass balustrades for stairs, and glass partitions for offices and bathrooms.

I take on the fitting side of all these — the glazier supplies the cut-to-size glass, often with polished edges and pre-drilled fixing holes, and I install it cleanly with the right brackets and sealants. Splashbacks fitted directly behind hob or sink need particular attention to the sealant choice and the gap behind the glass to allow for thermal movement.

Greenhouse glass and outbuilding repairs

Greenhouses always need a pane or two replaced after a windy winter — either single horticultural glass (cheap, easy to source, but breaks again in the next storm) or 4mm horticultural toughened glass (more expensive but much more durable). I replace single panes within an hour and can do a complete reglaze of a typical 6x8 ft greenhouse in a day if a particularly bad winter has done a number on it.

Same applies to garden cold frames, lean-to porches, conservatory side panels (where the polycarbonate roof is fine but a side glazing has cracked), and the various outbuildings with glazed sections.
