What I cover and what I don't

Let's be clear about scope first: I am not a Gas Safe registered engineer, so I don't touch gas appliances, gas pipework, or anything with a flame inside it. For boilers, gas hobs and gas fires you need a Gas Safe engineer — I work with several reliable Suffolk-based ones and can co-ordinate the visit if it makes life easier.

What I do cover is everyday domestic cold-water and waste plumbing: replacing taps and mixers, fitting and repairing toilets, fixing leaking traps, swapping isolator valves, fitting outside taps, repairing or replacing radiator valves and bleeding radiators, fixing dripping showers, sorting failed silicone seals, fitting washing machines and dishwashers, replacing flexible connectors, sorting low pressure on individual outlets, and chasing the source of slow leaks behind cupboards before they become big problems.

Common Suffolk plumbing problems and what causes them

Limescale is the dominant background issue across Suffolk — we're in a hard-water area, and it shows up in every fixture if you look. The classic symptoms: shower heads that slow over time, kettle that descales every six weeks, toilets that need more powerful flushes than they used to because the rim jets are partially blocked, dishwasher that doesn't dry well any more, and the underside of mixer taps gradually crusting up. Most of these are fixable with the right service approach — a fresh shower head, a descale of the toilet, replacement of the dishwasher salt cycle. I'll talk you through what's worth doing and what's not.

Polybutylene push-fit pipework (Hep2O, Speedfit) has been used widely in Suffolk new-builds since the late 1990s, and it's generally been fine. Where it does fail it's almost always because of insect damage in lofts (rodents will chew it), or because a fitting wasn't pushed fully home twenty years ago. I check fittings carefully and re-make any I'm not happy with.

Outside taps, garden plumbing and irrigation

An outside tap is one of the most useful things you can fit to a Suffolk home, particularly given how dry our summers are getting. The fitting itself is straightforward — teeing into the rising main inside the house, fitting an isolator and a non-return valve, drilling cleanly through the wall, and fitting the proper double-check tap outside. The whole job is normally an hour and a half and makes hose, watering can and pressure-washer use far easier all summer.

I also fit garden irrigation systems (drip lines for vegetable beds and pots, micro-sprayers for borders), water butts off downpipes with proper diverters, garden waste-water drains, and the occasional outside utility sink for the gardener with a bigger ambition.

Leaks, the most important calls

If you can hear water and you can't see it, ring me sooner rather than later. A small leak left for a month doesn't stay small — it spreads through floor voids and behind walls, and what could have been a half-day fix becomes a structural drying job. Common culprits I find in Suffolk homes: failed silicone around showers (top of the list), pinhole leaks in old copper pipework under floors, push-fit fittings that have crept slightly, dishwasher and washing machine waste hoses that have come unclipped, leaking toilet pans where the soil pipe boot has perished, and roof leaks people thought were plumbing leaks until I checked the loft.
